# Ordering a leased line: surveys, wayleaves and build

A leased-line order is a delivery project as well as a connectivity purchase. An availability result starts the process, but the route, permissions and work at the premises determine what must happen before the service can be accepted.

## Turn an address into a delivery requirement

Begin with an accurate site address and the intended service location inside the building. A postcode alone may cover several units, and the registered company address may not identify the premises being connected. Include the unit, floor, access contact and any restrictions on working hours.

State the required service rate and the business reason for the requested date. A new office opening, a contract expiry and an upgrade to an existing site create different dependencies. Identify whether the existing connection can remain available during installation and testing. Avoid making the new line's estimated completion date the only protection against an interruption.

An availability check establishes potential options, not a completed design. The route may need examination, existing infrastructure may require work and the final equipment position may affect what can be delivered. Ask which elements of the quotation are confirmed and which depend on survey or subsequent approval.

Netavo provides [fibre and Ethernet across UK carriers](https://netavo.com/services/connectivity), including an Openreach relationship. That offers a basis for assessing access options; it does not bypass infrastructure owners, permission processes or construction dependencies. Keep those milestones visible rather than translating carrier access into a promise of privileged or immediate delivery.

## Prepare the survey and permissions together

The survey connects the proposed external route to the practical conditions at the premises. Have someone available who knows the building and can show the communications room, possible cable paths, entry points and equipment space. Bring any relevant building plans and explain planned refurbishment that might alter the route.

Identify the people authorised to approve work. The tenant's IT contact, landlord, managing agent and freeholder can have different responsibilities. Establish who can agree a cable route, sign documents and arrange access before an engineer arrives. A technically straightforward route can still wait on an unanswered permissions request.

Openreach explains wayleaves as permission arrangements that may be needed for equipment on private land or within a property. The particular requirements depend on the installation. Treat the carrier's request as a specific delivery dependency and involve the appropriate property contact rather than assuming an existing tenancy covers every proposed work.

For [commercial property and facilities teams](https://netavo.com/sectors/commercial-property-and-facilities), the useful preparation is a shared record of contacts, drawings, access restrictions and outstanding decisions. Confirm who will review any revised route or additional construction charge. If approval is needed, obtain the actual proposal and its effect on the order before agreeing to it.

## Manage construction through to acceptance

After survey and permissions, the order may need external construction, internal cabling, equipment installation and network activation. These activities can involve different teams and appointments. Ask for the current milestone, its owner, the dependency preventing progress and the next update date. A sequence of specific milestones is more useful than repeatedly requesting an unchanged overall estimate.

Some dependencies sit outside the customer's or provider's direct control. Access to third-party land, work in the highway and discoveries on the route can change the plan. Keep the business informed about what is confirmed and what remains conditional. Do not schedule an irreversible move on an assumption that an unresolved construction task will finish on time.

Prepare the premises before the installation appointment. Agree the equipment position, space, power and handover interface, and make sure the customer-side router and cabling are ready. Confirm the boundary between carrier installation and the work the customer's own team must complete. An installed circuit cannot carry business traffic if the local equipment has not been prepared.

Acceptance should establish that the delivered service matches the order and supports the intended use. Record circuit identifiers, handover details, contact routes and the agreed tests. Check application access as well as the physical link, including upload-heavy work or voice where relevant. Resolve material defects before relying on the service for a critical change. Keep the old connection until the migration plan's acceptance conditions are met, subject to its own contract and cessation arrangements.

## Common questions

### Does availability mean the line can be installed immediately?

No. Availability is an initial indication. Survey findings, permissions, route work and appointments determine the delivery steps at the particular premises.

### What can the customer do to reduce avoidable delay?

Provide accurate site details, reachable property contacts, access arrangements and prompt decisions on documented proposals. Prepare the equipment location and customer network before installation.

### Should we cancel the old service when a delivery estimate arrives?

Use agreed acceptance and migration conditions rather than an estimate alone. Check the old contract separately and plan an overlap where continuity requires it.
