Commercial Property & Facilities Management

Netavo provides connectivity for commercial buildings and the systems that run them, for property owners, managing agents and facilities management providers in the UK. That covers internet access for a building, private connectivity for building systems, alarm signalling, and replacements for the phone lines behind lifts and call points.

What the sector requires

A commercial building carries several kinds of traffic that should not be mixed. Tenants need internet access. The landlord's own systems, such as building management, access control, metering and lifts, need a route to the people and platforms that monitor them. Fire and intruder alarms need a signalling path that is verified, and many of the lines these systems have relied on are copper lines now being withdrawn.

Across a portfolio the same requirements repeat in buildings that differ in age, location and the access available to them. Owners and facilities managers need a consistent approach, clear separation between tenant and operational traffic, and a single view of connections that are otherwise installed and forgotten.

How we support it

Connectivity for property owners and managing agents, and services delivered for facilities management providers.

Requirement How we meet it
Internet access for a building Fibre and dedicated Ethernet, selected around what is available at the address
Linking buildings in a portfolio A private WAN connecting sites on one routed network
Keeping operational systems separate Private routing that separates building systems from tenant traffic
Connecting building systems where there is no line Multi-network SIMs with private addressing
Reaching a monitoring platform in the cloud Private cloud interconnect into AWS or Azure
Fire and intruder alarm signalling Multi-path signalling with every path verified continuously
Lift alarm and call point lines A cellular replacement for the copper line, carried over multi-network mobile coverage
Resilience for essential systems Mobile failover alongside fixed access
Telephony for management offices and receptions Hosted telephony, with existing numbers ported

Connecting a building and what runs it

One building, several networks

Tenant internet access and the landlord's operational systems have different owners and different risks. Private routing keeps them apart on shared access, and building systems that sit away from any fixed line can be connected by SIM and placed on the same private network.

Building systems are connected, not supplied

Netavo provides the connectivity. Building management systems, access control, metering, lifts and alarm panels are supplied and maintained by the owner's own contractors. The connection is designed around the equipment those contractors have selected, and its requirements are confirmed with them before a change is made.

Lines being withdrawn

Lift alarms, call points and alarm panels have often been connected by copper phone lines for decades, and are easily overlooked in an audit of telephone numbers. We provide cellular replacements for those lines and multi-path signalling for alarms, with each service tested before the copper line is ceased.

How a portfolio is delivered

01

Survey

We establish what each building has today, what is available at the address, and which systems depend on each line.

02

Design

A standard approach is agreed for the portfolio, covering building access, the separation of traffic and the route for each building system.

03

Deliver

Buildings are migrated in phases, with each replacement service proven before the line it replaces is ceased.

A typical engagement

A typical engagement begins with a portfolio of buildings and a list of the lines and connections each one depends on. With the owner or the facilities management provider we identify what each line serves, agree a standard design, and establish what is deliverable at each address.

Buildings are then migrated in phases around their occupiers. Building access is installed, operational systems are moved onto private connectivity, and alarm signalling and lift lines are replaced and tested with the contractors responsible for the equipment. Every connection is then visible and managed in one place.
